Timber, grass (which hasn't been pastured in over 20 years) and 76 acres of crops (both beans and corn in the valleys). Small stream fed pond on the property as well. This place is set up perfect for whitetail and turkey hunting. Located right in the Loess Hills region, so there some rugged ground and good elevation changes. This allows for some very good vantage points for hunting and scouting.
The deer pic shown are from actual sheds found on the adjacent property. Hunters from prior years saw a 200+ inch deer, but he never showed himself during hunting season.
Locked gate access. Property is only 6 miles from Southwood Conservation Area for Camping with hookups, or owner is willing to allow you to set up a camper for use while hunting on the property. Gates are locked...lessee given keys. Lease is hunting only.
Check with owner on a specific plan, but food plots are possible on the ridge - hunter's expense and labor. Access to the property via neighbor's lane not permitted. Conservation area burns possible - usually in late April.
ATV's are permitted for putting up stands, checking cameras/feeders, or retrieving game, no trail riding allowed. Care must be taken not to rut the property when muddy.
$2 million in recreational hunting liability insurance included with price. No commercial use allowed.
